Method and sources
Every entry comes from the public recording indexes of the county probate offices. Each Monday we pull the prior week's recorded documents, keep deeds (sales) and mortgages (financings), and run them through a filter that keeps entity-to-entity activity. Each row links to the public record it came from. A person reviews each issue before it is published.
What is included
- Deeds where the buyer is a company, partnership, association or similar entity.
- Mortgages where the borrower is such an entity.
- The other party (seller or lender) by name when it is also an entity.
- A dollar amount only when the recorded document shows a real figure. Most do not.
What is excluded
- Anything where the buyer or borrower is an individual, a family or living trust, or an estate. When the seller or lender is an individual, it shows as Individual and no name is printed.
- Releases, assignments and other non-origination documents.
- Residential mortgage-servicer and mass-market lender filings, and purchases by national homebuilders.
- Addresses and property types. County indexes do not provide them reliably, so we do not guess.
This is not every transaction
Indexing delays, county coverage gaps and the filters above mean some deals are missing, and some included rows may be residential or otherwise not what you would call commercial. Names are shown as recorded, lightly cleaned for capitalization. Treat this as a lead list to verify against the linked record, not as a complete or authoritative register.
